I am looking to swap my wonderful, spacious and very bright 2-room flat on 2nd floor located on the border of Schöneberg and Friedenau.

I have uploaded photos quickly which aren’t that great - I will upload more when I have time. You’re also always welcome to come for a viewing.

You get sunlight all afternoon through really big windows (please see the photo) and TWO balcony doors. The flat is super bright. It’s a 1960s building so a mix of Altbau and Neubau.

The flat is available already, but also fine in a few weeks or months. Whatever works best for you.

I have added some photos but will add more when I have time. You will notice that the flat isn’t fully furnished or decorated - that’s because I only moved a few months ago.

☀️The flat has:☀️
- really good big isolating ISO windows (so you can use a lot less heating)
- big balcony/loggia accessible through two doors (from the living room and bedroom)
- high quality wooden laminat floors
- EBK with a dishwasher
- big cellar
- living room and bedroom facing the Innenhof (so it’s super quiet and you can sleep well)
- all furniture/cupboard/mirrors in the bathroom come with the flat
- 1 small hallway when you enter the flat
- another hallway leading from the living room to the bedroom, kitchen, bathroom and bedroom
- Plenty of Stauram
- On one side of the bedroom is the living room and on the other side it’s already a different house, so you never hear any neighbors in the bedroom
- Bathroom has space for a washing machine, but there is also a laundry room in the basement
- You can rent a garage spot for additional 200€ a month

- Unlimited
- NO index, NO Staffelmiete

☀️Transport☀️
- S1 is a 10min walk
- U9 is a 5min walk (Walther-Schreiber-Platz)
- Many bus lines
- S Bundesplatz (Ringbahn) is a 15min bike ride


☀️The reason why I want to swap is that I just moved in a few months ago, because I urgently needed to move out of my flat after my contract expired due to planned renovations. However, it is really too far to get to work so I am looking to move again.

☀️The great thing about the flat is really how bright and quiet it is. If you’re looking for a bit of peace and quiet and a break from all the city loudness while staying well connected, this could be a good match for you. The rent is also quite reasonable given the size, location and quality of the flat.

☀️The landlord is a really nice private guy who owns the entire building which is managed by a Hausverwaltung. He is a little bit picky I would say, so it’s definitely helpful when you have all the usual documents:
- payslips
- Schufa
- Proof of no rent debts
- introduction document

☀️Most of the neighbors I’ve met are really chilled, mostly working professionals. As far as I know, there are no families in the house. A lot of neighbors that live here have lived here for a decade or more, so it’s a very nice Nachbarschaft.

☀️I think the flat is most suitable for 1 person or a couple due to the layout.

☀️What I’m looking for:☀️
- Flat of comparable size OR smaller
- Areas: relatively flexible, but ideally
Sberg, Wilmersdorf, Chburg, Mitte, Xberg, NK, Prenzlberg, Tiergarten, Lichtenberg, Fhain, Wedding

☀️Furniture☀️
If interested, I’d be really happy to leave you and sell for very cheap these two things:
1) Big wardrobe in the bedroom with lots of Stauram (this one would be hard to move so great if it can stay here, but not a must)
2) My big grey sofa with Ottomann in top condition that can be put together and used as a guest bed (also bought quite recently)

I’m also happy to leave any other furniture here and swap for yours, in case it’s easier for the move.
