This spacious 3-room apartment offers 107 m² on the first floor (one flight up) of a well-maintained apartment building. The flat is step-free / barrier-free accessible and served by a lift, making everyday life easier. Two balconies invite you to relax outdoors, and the dedicated cellar provides additional storage. Many families with children live in the building complex, and there are play areas in the interior courtyards. Move-in is expected to be possible from last week of August 2026.

The flat has never been rented out — only the owners have lived here — so it is in very good condition. Please note: unlike many Berlin flats, it will not be handed over "freshly painted." It is rented as is and is expected to be returned in a similar condition. This means the tenants are free to paint it to a good quality that suits their own taste and the way they want to live — rather than painting for the "next tenant."

The fitted kitchen is fully included (the white cupboards and the kitchen island). The dishwasher, fridge, and washing machine are not included in the rental.

The apartment is rented unfurnished. However, we'd like to leave some of the existing furniture behind, and sell them to our tenants. These would be sold to you separately by agreement (i.e. a one-off purchase of the furniture, not added to the rent).

Pets are negotiable, as long as they are not so heavy/with long claws / nails that they would leave scratch or nail marks on the floor.

Rental terms

This is a graduated-rent contract (Staffelmietvertrag) with a 4% annual rent increase.
